Rezoning and Development Approval in Brooklyn

CHALLENGE

For a project aimed to construct a large, 112,000 square foot, 109-unit mixed-use nine-story building in Brooklyn, the challenge was to secure approval for a significant rezoning and text amendments to the Zoning Resolution from the New York City Council and the New York City Planning Commission. This involved navigating a complex zoning process and gaining support from multiple stakeholders.

RESULTS

We oversaw the entire rezoning process, including presenting at key meetings with the Department of City Planning, the local NYC Councilmember, and the local Community Board, in order to design a development that would not only be beneficial to the client but also to the surrounding neighborhood and the city itself. After certification from the NYC Planning Commission, the application was presented to the local Community Board, the Brooklyn Borough President, who issued a favorable recommendation, and the City Planning Commission and various committees of the City Council. Through this careful planning and collaboration, the result was a unanimous approval of the rezoning and an almost 750 percent increase in the permitted floor area.
