Commercial real estate lenders need experienced outside counsel who can identify and resolve issues, manage a legal team efficiently, and leave borrowers with a positive impression while protecting lenders' interests. Borrowers need a counsel who understands the lenders' concerns and goals, and can negotiate mutually satisfactory arrangements. With three decades of experience in all aspects of commercial real estate lending, Willard can satisfy his clients' needs in every area.
Willard has worked both at law firms and in-house, across a wide variety of lending programs and projects. Drawing on this broad experience helps him identify issues and find solutions to difficult problems.
Willard has represented national banks, life insurance companies, securitized lenders, and alternative lenders. He has handled construction loans, term loans, bridge loans, and mezzanine loans. Additionally, Willard has represented both real estate borrowers and lenders in their warehouse financings. With this breadth of experience, he can find creative solutions to clients' matters.
In his practice at Seyfarth, Willard enjoys resolving seemingly intractable problems, as well as managing a team to deliver results swiftly and efficiently.

The project involved five financing sources (senior loan, mezzanine loan, tax credit bridge loan, tax credit equity, and sponsor equity), in addition to the normal construction loan and mezzanine loan issues.
- Represented a securitized lender in providing two seven-figure construction loans to New York apartment projects. For their economic viability, these projects depended on a variety of New York City subsidy programs, which required extensive due diligence from someone with the requisite background knowledge.
- Represented a fund in two rounds of warehouse financing from a major bank, totaling $350 million, for its residential construction loans.
